JB Townhomes

Full Civil Improvements

At Sy-Con Excavation & Utilities, we're real proud to show off the job we did at JB Townhomes. We tackled everything from the ground up, proving we're no strangers to tough, detailed civil work. This project was all about doing things right—the first time—focusing hard on being precise, staying safe, and building stuff that lasts.

Project Overview:

  • Earthwork and Grading: Our team skillfully handled extensive earthwork, including establishing grade throughout the site, executing necessary cut and fill areas, and demolishing sections for storm drainage system integration. We also expanded the road by four feet and established a working subgrade for the public road expansion, concluding with the final grading of all proposed areas while matching existing contours and meeting all density requirements set by a third-party geotechnical engineer.

  • Storm Drainage System: We installed both public and private storm drainage systems featuring 680 linear feet of 24-inch Reinforced Concrete Pipe (RCP) alongside the road expansion and established various cast-in-place concrete structures such as curb inlets, area inlets, grated area inlets, outfall structures, and wing walls. Additionally, 220 linear feet of 42-inch ADS pipe and 100 linear feet of 42-inch RCP for outfall structures were implemented, ensuring comprehensive water management.

  • Retaining Walls: A 300 linear foot, 8-foot vertical engineered retaining wall was constructed using 8-inch blocks and geogrid reinforcement. Felt paper was utilized around all drainage rock material to enhance durability and integrity, with drainage features thoughtfully integrated through the wall where necessary.

  • Concrete Installations: Our scope included laying 380 linear feet of curb and gutter, along with constructing sidewalks to enhance pedestrian access and safety within the community.

  • Utilities Upgrade and Coordination: We upgraded existing utilities, including the installation of 14 four-inch PVC sewer service taps from a 9-foot deep main sewer line within the existing public road, and eight three-inch PVC water sleeves for cross-road water meter placement. The project also involved the demolition and removal of an existing aerial electrical system, excavating and trenching for a new underground primary electrical system, and upgrading four neighboring properties to underground utilities. Coordination with local AT&T and Cox Communications was managed to transition aerial lines to underground, setting the stage for future developments.

  • Gas and Additional Utilities: Our team coordinated closely with the local entity to place gas meters and trench necessary pathways for plumber and gas company installations, ensuring a seamless utility service throughout the community.

The JB Townhomes project reflects Sy-Con Excavation & Utilities' capability to handle complex civil projects with multiple components under stringent compliance and coordination demands. Our ability to seamlessly integrate earthwork, concrete work, utility upgrades, and storm drainage solutions underlines our role as a leader in civil construction in Northwest Arkansas.
